We negotiate with the current landlord for the best possible price and terms before listing the property on our platform.

When a property is listed, investors can review the offer in-depth before paying a 10% token advance to book their fraction.

Once the property is fully-funded, investors are made shareholders in a Special Purpose Vehicle (SPV) through which they will own the property. Strata manages the asset on the investors’ behalf.

Earn rental income

Investors receive a monthly return from the property rent, paid directly into their bank account.

Everything related to the investment, from its current value to lease updates and total earnings can be tracked on our online dashboard.

To ensure that investors make a sizable capital gain, we generally sell properties 3-5 years after its purchase. If however, the majority of the shareholders do not wish to sell the asset, the property will continue to be managed until another sale opportunity arises.

Designed for those seeking greater liquidity, Strata's resale market allows investors to list their fractions for sale at any time post an initial 6-month holding period.

An annual event, this exclusive window offers a chance for investors to buy and sell fractions at a discount. There are no new property listings during this time.
Private transaction
Private transaction
Investors are free to sell their fractions to anyone in their personal capacity. Once informed, Strata will make the necessary arrangements and update our records.

Our Fees

Management Fee

To cover the cost of managing the investment and ensure that investors have a hassle-free experience, Strata charges an annual fee of 1% of the asset purchase price. This way our fee remains the same while your yields increase!
Performance Fee
Performance Fee
At the time of exit, if the asset value has appreciated by over 8% CAGR, Strata charges a 20% performance fee on gains made above the hurdle rate. We gain only when investors do!
